One, two and three bedroom suites from approximately 750 to 3,200 square feet, many with dens, and a great many renovated.

The smallest suite at Fairways is roughly the size of the largest suite in many new towers.

Condominiums built in the last two decades are optimised for price per unit, which means they are optimised for small. Fairways was built in 1979 under a different logic, and the floor plans reflect it: rooms with proportions, separate dining space, and enough wall to place furniture against.

Suites come in one, two and three bedroom configurations, some with dens. Many have been renovated over the years, and open-concept conversions, new flooring and updated kitchens are common. Not every suite has a balcony, which matters to some buyers and matters less to others given the six acres outside the door.

Compare the whole number, not the headline number.

The maintenance fee at Fairways covers heat, hydro, central air conditioning, water, cable television, parking, building insurance and the common elements. Most buildings bill several of those separately, so their fee looks lower on a listing and costs more at the end of the month.

One further note for buyers. Canadian lenders typically include roughly half of a condominium fee in the debt service calculation, whether or not that fee covers utilities you would otherwise pay yourself. It is worth discussing the treatment of an all-inclusive fee with your mortgage broker early, because the two buildings above are not assessed the same way even when they cost the same to run.
